All home systems including audio system, alarm system, cameras, exterior shutters, lighting and more can be centrally controlled through the AMX Smart Home system.
The aim is to achieve a brilliant look through materials, simple shapes, without using too extravagant colours. The houses are designed to have a modern and fresh spirit for decades to come. Large glass areas allow the inhabitants to have direct contact with the surrounding nature. The view played an important role in the architectural design, so you can enjoy it from almost every room. It's a view you will never tire of.
The proposed houses respect the slope of the terrain and the pitched roofs with a ten-degree slope are oriented down the slope. The houses are in most cases directly accessible from the adjacent road at raised ground floor level.
The second floor is located at lower ground floor level adjacent to a large garden. Thanks to this solution, the houses do not protrude in height from the pedestrian's point of view and their overall volume is visually reduced. Working with the terrain around the houses and partially recessing them adds intimacy to the individual villas and ensures greater privacy for their owners. The individual houses have one above-ground and one underground floor.
On the raised ground floor there are bedrooms and facilities of the quiet part of the house. On the lower ground floor, which is directly adjacent to the garden, there is a living area with a modern kitchen, a spa area or a study or guest room and facilities. The principle of the design is to create a compact mass of the house with a pitched roof.
The roof will be covered with extensive green vegetation to blend in more with the greenery along the southern boundary of the site. A swimming pond is proposed for the largest houses on the site and an outdoor swimming pool for the other houses. The design of the individual houses also includes garden designs including trees and a solution to screening the individual residence gardens with shrubs and greenery. Particular emphasis is also placed on the outdoor lighting of the gardens, as well as the houses themselves.
The material solution of the aboveground part of the building is designed in smooth light plaster. The retaining walls of the house, which compensate for differences in terrain, will be made in exposed concrete and complemented by greenery. The windows are designed in aluminium in anthracite colour. The terraces at the lower ground floor level, which are connected to the interior of the house, will be made of stone paving.
The whole area forms a single urban structure of cubic shapes in light colours, immersed in the surrounding greenery, which transitions on the terrain rock edge into the open landscape above the meander of the Vltava River.
